The Netherlands is setting a benchmark in the digital registration and accessibility of land and property data. With the Dutch Land Registry expanding its scope and embracing innovation, major real estate investors and strategic landowners are presented with new opportunities to manage their portfolios more effectively.

On 30 October, we hosted a meeting at our Amsterdam office with representatives from the Dutch Land Registry and leading notarial real estate practice groups from the most prominent law firms in the Netherlands. Together, we explored key developments currently shaping the future of land registration and data accessibility in the country. Here are the three key takeaways from our meeting:

  • #1 Underground network documentation is now more comprehensive and strategically important

The Dutch Land Registry is taking a proactive approach to registering underground infrastructure, including CO₂ pipelines, water and sewage pipelines, gas lines, hydrogen networks, and electricity cables, all crucial to the Netherlands’ energy transition. As the nation embraces sustainable energy systems, knowing exactly where these networks are located is critical. Clear and accurate registration not only promotes safe construction and helps avoid costly disputes but also streamlines planning and investment. For those involved in energy, infrastructure, and real estate, this growing registry serves as a dependable platform for making informed, long-term strategic decisions.

  • #2 AI and automation are becoming more important for the Land Registry

During the meeting, participants underscored how the Dutch Land Registry is actively driving innovation. The organisation is increasingly harnessing automation and AI to simplify registration procedures, boost data analysis, and provide legal professionals with faster, more reliable insights. These developments enable stakeholders to carry out more rigorous due diligence, identify legally advantageous and strategically located assets, and plan acquisitions with greater precision. Improved access to spatial and legal data also allows landowners and investors to gain a clearer understanding of their current portfolios, revealing underutilised plots, explore zoning opportunities, and identify potential risks, ultimately leading to smarter, data-driven investment decisions.

  • #3 Large amounts of data are being made more accessible

The Dutch Land Registry actively delivers interactive parcel maps, downloadable datasets, and thematic analysis tools through its digital geospatial services. These services provide legally recognised geographic certainty and support strategic decision-making. For civil-law notaries, government agencies, and institutional investors, this enhanced accessibility translates into improved coordination, greater transparency, and improved operational efficiency.
