NautaDutilh advised ABN AMRO on the refinancing of one of the largest distribution centres in the Netherlands. The distribution centre, located in Bleiswijk, is owned by Midas International Asset Management Ltd. and leased to Zalando, one of Europe’s leading online fashion and lifestyle platforms. This makes the asset a strategically significant e-commerce logistics facility. It comprises a prime e-fulfilment centre, including warehouse, office and mezzanine space, as well as loading docks and parking facilities. In addition to the strength of the tenant, the transaction was characterised by structural complexity, reflecting the involvement of a cross-border Korean fund vehicle and a multi-layered debt structure.

Distribution centers have become a key growth segment in logistics real estate as supply chains are re-shaped by e-commerce, nearshoring, and resilience. For the Netherlands, development has been supported by the country’s role as a gateway to Europe, with strong road, port, airport, and inland shipping connections. This makes Dutch locations attractive for regional distribution and e-fulfilment.
